Moïen is a Luxembourg rental platform for long-term rentals, short-term rentals and subletting authorised by the landlord. Landlords, agencies, tenants and travellers all use one account.

Free to list. Long-term: 10% of the first month's rent when the lease is signed. Optional Moïen Management: 4% of the monthly rent. Short-term: 6% per booking. Authorised subletting: the landlord receives 25% of the revenue.

Yes. Listing is free. A fee of 10% of the first month's rent is due only when a lease is signed with a tenant found through Moïen.

An optional service at 4% of the monthly rent: rent collection, payment tracking, reminders, lease documents and tenant and landlord messaging. It comes on top of the success fee and does not replace it.

Yes, but if Moïen introduced the tenant, the 10% success fee still applies, even when the lease is signed outside the platform.

Each viewing request creates a dated record: viewing, application, agreement and signature. This record is the evidence of the introduction.

The tenant requests a viewing from the listing. The landlord or agency confirms a time slot, and both sides are notified at every step.

The host pays 6% per booking. Travellers pay no Moïen service fee.

The landlord allows the tenant to sublet the home temporarily through Moïen, for example while away. Consent is in writing and every stay is recorded.

The landlord receives 25% of the subletting revenue, on top of the usual rent. The main tenant receives 69%.

Payments go through Moïen with a secure payment provider. For short stays, the host is paid after the traveller arrives.

Each property's cancellation terms are shown before booking. They depend on each property's own policy. For example, the Flexible policy allows free cancellation up to 24 hours before check-in and the Moderate policy up to 5 days before; full details are in the booking terms.
